In the current market, my third and final tip for you is to set your initial offer at or near list price if it is within your budget and you feel comfortable doing so.
This is not a hard and fast rule, and each house is different. But the most competitive offers are the ones that ask for the least. The less you ask the sellers to reduce their price, the more likely your offer is to get accepted!
